Austin Energy offers free water heater timers and installation to multifamily properties with individual electric water heaters. Property managers and owners are eligible to apply.

You partner with Austin Energy to help manage summer energy demand by cycling off water heaters when overall energy demand is high. The timers work with electric water heaters to save energy. By participating, you can:
- Help reduce summer electricity bills for you and your residents.
- Get 24/7 customer support.
- Earn a $25 incentive for each timer we install.

PACE Financing Available
Austin Energy provides various opportunities for our customers to purchase energy efficient technologies. Many of these reduce energy consumption and enhance comfort and indoor air quality for your customers. PACE is an effective financing approach. Travis and Williamson County PACE programs enable owners of non-profit, commercial, and industrial properties to obtain low-cost, long-term financing for water and energy efficiency improvements and solar generation retrofits.
Private sector lenders finance qualified improvements and property owners voluntarily agree to contractual assessments imposed on the property. PACE improvements generate positive cash flow with no out-of-pocket cost to the property owner. If the property is sold before the full amount is repaid, the repayment obligation automatically transfers to the next owner. PACE assessments complement Austin Energy incentive programs.
Austin Energy provides:
- Free water heater timers
- Free installation, maintenance, and warranty
- A one-time $25 incentive to property owners for every timer we install as long as timers are installed on 100% of the water heaters on the property
Prerequisites
- Improvements must benefit Austin Energy electric customers in multifamily properties.
- Rebates apply only to rental units in existing structures. They must be owned or managed by the same company or individual. They can be:
- Four or more contiguous rental units
- A combination of non-contiguous duplex or triplex units
- You must comply with the Energy Conservation Audit and Disclosure (ECAD) ordinance before receiving a rebate check.
- Government housing facilities must call Commercial Rebates or Free Home Energy Improvements at 512-482-5346.
- Commercial metered areas and common areas are eligible only for commercial rebates.
Requirements
- Your property has all-electric water heaters that are 30 gallons or larger.
- Incentives apply only to installed water heaters.
- Work must be performed by an Austin Energy-approved installer.
- Austin Energy will determine eligibility by an on-site rebate audit, information from our existing file for your property, or information from the ECAD audit report submitted by a qualified auditor.
- You must sign a two-year agreement with Austin Energy.
- You agree to provide Austin Energy and its contractor access to all units on your property during the installation.
- You must agree to attend any maintenance training, if necessary.
- You must allow Austin Energy to inspect the installation site for compliance for the duration of the agreement.
- You must allow Austin Energy or its contracted agent to get any permits necessary to install load-control devices on your property.
- You must agree to notify Austin Energy before replacing or servicing water heating equipment or load-control devices.
- You assign all rights to environmental attributes and credits resulting from energy savings to Austin Energy. This includes renewable energy and carbon offset credits.
